Eastern Wharf gets new hotel and $ 7 million in riverside homes
The luxury waterfront development east of downtown is steadily increasing its footprint along East President St.
The Thompson Savannah, a 193-room hotel with a rooftop bar and farm-to-table restaurant, opened on the riverside last month. The hotel is the first of the Thompson brand to open in Georgia, a luxury hotel chain in 15 cities and owned by Hyatt. Rooms range from $ 200 to $ 600 a night, according to Matt Graham, general manager.
Mid-century modern decor gives the hotel a relaxed elegance. It’s not stuffy, but it’s not cheap.
The gem of the hotel is Bar Julian, a rooftop bar with stunning views of the river, downtown Savannah, the Talmadge Bridge, and the rest of the Eastern Wharf development. The bar is open to the public and serves light fare and specialty cocktails, ranging in price from $ 11 to nearly $ 20 a glass.

The swimming pool adjoins a bar and lounge where guests can order food and drink directly from their chair. The pool is for guests’ use at the moment, but Graham said the cabanas can be rented by the day and the hotel plans to have poolside parties for locals on Sunday, starting next month. .
The Thompson is the latest development to open at Eastern Wharf, a planned $ 600 million development located at the east end of the Savannah Riverwalk.
Riverworks, a luxury apartment building that got off to a rough start after a 2020 Hell burned much of the construction down, is open and rented out for residents west of the hotel.
On the east side, Patrick Malloy Homes is building Upper East River Homes, a luxury neighborhood with homes ranging from $ 600,000 to $ 7 million.
There are five styles of homes: townhouses, warehouse-style condos, riverside single-family homes, flat-style homes, and riverside condos. The Riverside Homes will consist of two individual units that owners can use as short-term vacation rentals, further fueling the city’s tourist market and keeping the average buyer and tenant out of the way.

Inspired by the developer’s love for Irish whiskey and the barons of Savannah’s past, the stately community is aimed at buyers at the top of the real estate market. Malloy had originally planned to build homes for $ 200,000 in Savannah, but once he saw the riverside plot, he decided to go luxury, said Kyle Barnes, the project manager.
A “white glove boat service” will allow owners to gas and load their boats and deliver them to the Riverworks dock, about a five-minute walk away. Downtown Savannah is a 20-minute walk away, but a new city tram service will soon take residents of Eastern Wharf and hotel guests to Johnson Square on a 15-minute loop.
Full construction, which will be in five phases, is still five years away, Barnes said. About 20 dwellings are occupied, and 25 others are under contract.
The Riverwalk, public squares and sidewalks will be open to the public.
Subdivision could bring 45 homes to Skidaway Island
A 63-acre property at the intersection of Lufburrow Way and Green Island Road is expected to bring dozens of single-family homes to Skidaway Island. The property is owned by Friedman’s Jewelers, but will be developed by Bay Street Development Group, a local development company.
The neighborhood, dubbed Grand Harbor Circle, will include 39 single-family homes and six townhouse lots, according to plans submitted to the Metropolitan Planning Commission.
Plans are rare, but sidewalks will be included in the development. The eastern part of the plot will remain an intact marsh, according to plans. Calls and emails to Will Thurman, the developer of the project, were not returned.

A 109-unit housing estate will soon open in Bloomingdale, according to project developer DR Horton.
The Pines at Hampstead, located off I-95 in West Chatham, will open this fall. Prices start above $ 200,000 and homes range from 1,300 to 2,700 square feet. feet. A second phase is planned, but no timetable has been set.

Labor force housing at SCAD’s Pulaski house delayed
The Savannah College of Art and Design is committed to helping tackle the affordable housing crisis plaguing low- and middle-income workers, who are increasingly excluded from neighborhoods closest to work in historic neighborhoods and downtown.
Lofts at Pulaski, a former university residence that is located in Pulaski Square, is being converted into 21 lofts for housing the workforce. The school is investing $ 4 million in renovating unfurnished lofts, but has not confirmed whether it plans to take advantage of the project.
“Workforce housing is a priority for this community and communities across the country. SCAD is proud to lead the effort to provide housing in downtown Savannah at below-market rates for hard-working Savannahians, ”Scott Linzey, director of SCAD SERVE, the college’s unit aimed at bringing together school and community, provided in an emailed statement when asked about the profitability of the project.

In SCAD terms, “workforce housing” refers to anyone who works in middle-income jobs, including teachers, police, hospitality workers and nurses. The project is not limited to SCAD employees. The units will be limited to a single person or a couple.
The government defines affordable housing as costing “no more than 30% of gross household income” and those who qualify for labor-intensive housing can earn “up to 120% of median (household ) ”, Which works out to about $ 52,000 per household in Savannah.
Unfurnished units include an open floor plan and a spiral staircase that leads to a loft bedroom, according to renderings. Parking will be provided at each unit, according to Linzey. Originally slated to open this fall, construction delays have pushed the opening back to January 2022.
A property manager will be responsible for selecting tenants and maintaining the property, Linzey said.
